Recent Lot Sales in the Rotonda Area

Inside the Circle
There are seven communities inside the Rotonda West circle. The Rotonda Circle sits in the middle of the Cape Haze Peninsula with Charlotte Harbor to the east, the Gulf of Mexico to the west, and the bridge to Boca Grande to the south. They all have the same HOA
and they all have golf courses inside the community. All of the lots have central water and sewer. The oldest community is Oakland Hills, which has houses from the 1970's. Construction on the newest community, Pine Valley, is mostly built after the year 2000. Lots inside the circle average 10,000 sq ft and are normally 80 feet wide.
Year to date 2010 there have been 74 Rotonda lot sales at a median price of $15,000, high price was $95,000 and low price was $2,000. This compares with the height of the boom, the second half of 2005, when 543 lots were sold at a median price of $70,000 with a high of $150,000 and a low of $24,000.
Oakland Hills-South South West Part of the Circle
Oakland Hills has a total of 1,071 lots, of which 794 have houses and 225 are vacant residential lots. Because of the age of the houses in this community, lots sell slowly. Today there are 24 lots on the MLS at prices from $9,900 to $129,900. Since 1/1/2010 there have been no sales registered on the MLS.
Pebble Beach-West North West Part of the Circle
Pebble Beach has 1,063 lots, 704 houses, and 309 vacant lots. House construction here started in the 1980's. There are 31 lots for sale on the MLS at prices between $22,000 and $95,000. This year there have been only two sales, one for $6,000 and one for $15,000.
Pinehurst-North North West Part of the Circle
Pinehurst has 1,127 lots, 604 houses, and 509 vacant lots. House construction in this community started in the 1990's. There are 47 lots for sale at prices between $17,500 and $129,900. This year, 6 lots have sold with prices from $10,000 to $42,000 and median price of $18,000.
Broadmoor-North North East Part of the Circle
Broadmoor is on the more desirable eastern side of the circle. There are 1,071 lots, 722 houses, and 37 vacant lots. As of today, there are 27 lots for sale at prices between $21,000 and $99,500 with a median of $39,900. This year there have been three sales between $18,000 and $24,500.
Long Meadow-East North East Part of the Circle
Long Meadow has 1,093 lots, 571 houses, and 510 vacant lots. Construction in this community started after 1995. Today there are 23 lots for sale at prices between $25,000 and $89,000 with a median of $49,900. Year to date there have been 11 sales at prices between $15,000 and $47,500 with a median of $20,000.
White Marsh-East South East Part of the Circle.
White marsh and Pine Valley are the best part of Rotonda. Between them they have a 27 hole golf course and some of the most beautiful houses in Rotonda. White Marsh has 976 lots, 482 houses, and 480 vacant lots. Today there are 37 lots for sale at prices between $17,900 and $114,900 with a median of $49,900. This year 12 lots have sold at prices between $15,000 and $35,000 with a median of $16,750.
Pine Valley-South South East Part of the Circle
Pine Valley is the newest part of Rotonda. It's golf course was just completed a couple of years ago. Pine Valley has 1,021 lots, 278 houses, and 739 vacant lots. Today there are 83 lots for sale at prices between $18,000 and $120,000 with a median of $55,000. 2010 sales have been 5 lots at prices between $22,500 and $77,000 with a median of $30,000 ( the highest in Rotonda ).
Outside the Circle
In the area outside the Rotonda circle, there are five other communities. Each of these has it's own HOA. With the exception of Rotonda Villas, all these communities have central water and sewer. At this time, Rotonda Villas doesn't have electric access and you can't get an occupancy permit in the Villas.
Rotonda Heights-Northwest of the Circle
Rotonda Heights has a total of 1,881 lots, 259 houses and 1,608 vacant lots. All lots have central water and sewer. Lot sizes average 7,500 sq ft and are normally 75 feet wide. There are some oversized lots in the heights that can be over 14,000 sq ft. This community is closer to the beach and Englewood shopping than the other communities below.
Today there are 53 lots for sale in the Heights at prices from $7,000 to $136,000 with a median of $25,000. This year 10 lots have sold for prices between $2,000 to $27,000 with a median of $6,250.

Rotonda Lakes-Northeast of the Circle
In my opinion, Rotonda Lakes is the nicest of the outside the circle "Rotondas". There are already 330 houses, most of which are newer, on the 2,790 lots in this community. Lot sizes average 7,500 sq ft and lots are normally 75 feet wide. All lots have central water and sewer.
A caution for Rotonda Lakes is that it has some scrub jay zones. A scrub jay is an endangered species of birds. If a lot is in a scrub jay zone, getting a construction permit is hard and expensive. To check if a lot is in a scrub jay zone, go to:

Today there are 147 lots for sale in Rotonda Lakes at prices from $4,500 to $95,000 with a median price of $25,000. Since 1/1/2010, there have been 23 sales for prices between $5,000 and $14,000 with a median of $7,250.

Rotonda Sands-Southeast of the Circle
Rotonda Sands has 2,669 lots with 54 houses and 2,612 vacant residential lots. Most of the houses were built by a failed construction company, CCI, and sold to out of town "investors". The process of foreclosing and reselling these houses is well under way.
The community itself has a lot of pretty lakes and it is very close to the large marina and boat ramp in Placida. All the lots have central water and sewer. The lots average 7,500 sq ft and are normally 75 feet wide.
Today there are 84 lots for sale at prices between $4,600 and $129,900 with a median of $14,900. So far this year, there have been 37 sales at prices between $2,500 and $15,000 with a median of $3,100.

Rotonda Meadows-Southeast of Rotonda Sands
Rotonda Meadows is on the east side of Gasparrilla Road, just 2 miles north of Placida, it's large marina, and the bridge to Boca Grande. Rotonda Meadows has several larger lakes and some lots have spectacular views. The community has 2,238 lots, 7 houses, and 2,199 vacant residential lots.
The Meadows recently finished a project of installing central sewers so now all lots have access to both central water and sewers.
Today there are 47 lots for sale in the meadows at prices from $4,400 to $99,000 with a median of $8,000. This year, there have been 8 sales at prices from $3,500 to $13,000 with a median of $5,500.

Rotonda Villas-South of Rotonda Meadows
You have to go through Rotonda Meadows to enter Rotonda Villas. There are 1,778 lots in the Villas, zero houses, and 1,769 vacant residential lots. There is a project planned to put central sewers in the Villas this year. At this time you can't get a building permit to build in the Villas. I recommend that most investors avoid this community until there is some proof that the lots will be buildable. These lots are highly speculative at this time.
Today there are 60 lots for sale in the Villas at prices from $3,500 to to $131,900. There have been 3 sales this year at prices between $3,200 and $8,500.
