Recent Rotonda Lot Sales Prices

Inside the circle
There are seven neighborhoods inside the circle. Oakland Hills was the first neighborhood to be developed and as a result has the oldest houses. Pine Valley was the last neighborhood developed and most of the houses were built in the last ten years.
All of the neighborhoods inside the circle have the same Homeowners Association, Rotonda West HOA ( www.RotondaWest.org ). All the lots in the circle have public water and sewer available. Most of the lots are around 10,000 sq ft.
Pine Valley
Pine Valley has 738 vacant lots and 280 houses. It also has the newest golf course in Rotonda. Many of the houses are owned by English and Canadian "snowbirds". Pine Valley is on the southeast side of the circle, just below White Marsh.
Today there are 74 lots for sale in Pine Valley at prices from $12,000 to $113,000 with a median of $39,000. In 2011 there have been 7 sales ( 3 were foreclosures ) at prices between $11,000 and $22,000 with a median price of $15,000.
White Marsh
White Marsh has 477 vacant lots and 483 houses. Most of the houses are newer and upscale.
There are 48 vacant lots for sale at prices between $14,900 and $114,900 with a median of $30,000. In 2011 there have been 5 sales. Three were distress sales at $10,000 to $18,000, one was a canal lot for $29,000, and there was a double golf course lot that went for $35,000.
Long Meadow
Long Meadow is the lower half of the northeast quadrant of the circle. There are 508 vacant lots and 573 houses in Long Marsh. Most of the houses have been built in the last 15 years.
There are 28 lots for sale in Long Marsh today at prices between $9,900 and $69,500 with a median of $31,000. This year there have been 13 sales this year at prices between $11,000 and $27,000 with a median of $14,500. Five of the sales were foreclosures or short sales.
Broadmoor
Broadmoor is located just north of Long Meadow. Broadmoor has 335 vacant lots and 723 houses. The housing is similar to Broadmoor with a little higher average age.
There are 28 parcels for sale at prices from $10,000 to $225,000 for a double lot. The median list price is $34,000. Since 1/1/2011 there have been 5 sales between $10,900 and $35,000. None of the sales were distress sales.
Pinehurst
Pinehurst is in the upper part of the northwest quadrant of the circle. Many of the houses are over 20 years old. There are 512 vacant lots in Pinehurst and 604 houses.
There are 58 lots for sale in Pinehurst at prices from $9,950 to $129,000 with a median of $39,900. This year there have been 10 sales at prices between $10,000 and $26,000 with a median price of $12,500. Four of the sales were distress sales.
Pebble Beach
Pebble Beach is south and west of Pinehurst. This neighborhood has 311 vacant lots and 705 houses. Many of these houses are over 25 years old.
There are only 23 lots for sale at prices between $12,900 and $89,900 with a median of $27,900. This year there have been 5 lot sales at prices from $8,700 to $21,000. One of the sales was a distress sale.
Oakland Hills
This is the oldest neighborhood in rotonda with many houses over 30 years old. Oakland Hills is in the southwest corner of the circle. There are 214 vacant lots and 795 houses in Oakland Hills.
Today there are 27 lots for sale at price between $11,000 and $119,000 with a median of $25,000. This year only one golf course lot sold for $17,000.
Outside the Rotonda Circle
Rotonda Heights
Rotonda Heights is Northwest of the Rotonda circle and is close to the Englewood shopping area and beautiful Englewood Beach.
This neighborhood has 1,606 vacant lots and 261 houses. Most of the lots are 7,500 to 8,000 sq ft but some lots are up to 16,000 sq ft. Rotonda Heights has central water and sewer available for all it's lots. Community info can be found at www.rotonda-heights.com .
Today there are 114 lots for sale at prices between $7,900 and $65,000 with a median of $15,900. In 2011 there have been 11 sales at prices from $3,500 to $15,500 with a median of $5,000. Three of the sales were foreclosures.
Rotonda Lakes
Rotonda Lakes is Northeast of the circle and is closer to Port Charlotte. Community info is available on www.RotondaLakes.com .
This neighborhood has 2,416 vacant lots and 336 houses. Like Rotonda Heights most lots are in the 7,500 to 8,000 sq ft range. All lots have central water and sewer.
There are 114 lots for sale at prices between $3,900 and $95,000 with a median list price of $19,900. So far this year there have been 15 sales at prices from $3,500 to $15,000 with a median sales price of $5,000.
Rotonda Sands
Rotonda Sands is southeast of the circle and is very close to the Placida Marina and the bridge to Boca Grande. Community info is at www.rotondasands.com . This neighborhood just recently had sewer connections installed so now all lots have central water & sewer. As in Rotonda Lakes, most lots are in the 7,500 to 8,000 sq ft range. The Sands has 2,607 vacant lots and 64 houses.
There are 90 lots for sale at prices from $3,700 to $120,000 with a median of $14,500. In 2011 there have been 10 sales at prices from $1,550 to $22,000 with a median of $5,250. Seven of the sales were foreclosures. The lot that sold for $22,000 has a nice lake view.
